This is our entry-level package for landlords that like to be more hands-on. We will come out and write a description take photos and advertise on all the major property portals (Rightmove, Zoopla and Onthemarket) and then pass on the enquiries to you for you to arrange a viewing and do all referencing and paperwork.
The cost for this is £200+VAT upfront (£240 inc VAT)
This service includes marketing, viewings and referencing. For referencing the tenants would go through a credit check, landlord reference and employment reference. It does not include a tenancy agreement, issuing of safety certs and how to rent guide or deposit registration.
The cost for this is 40%+VAT (48% inc vat) of the first months’ rent. Minimum fee £400+VAT (£480 inc VAT)
This service includes all of the letting only but also includes a tenancy agreement and issuing of supplied safety certs and how to rent guide & prescribed information. It does not include check-in or deposit registration.
The cost for this is 50% +VAT (60%inc VAT) of the first month’s rent. This is the most popular choice for self-managing landlords. Minimum fee £500+VAT (£600 inc VAT)
This service includes all of the Letting plus category and we will also collect the rent each month and pass it on to you, we will also chase any late payment of rent.
The cost for this is 50%+VAT (60% inc VAT) of the first months’ rent and 6% +VAT (7.2% inc VAT) of the monthly rental
This is our most popular option for landlords who want full management, it includes all of the rent collection, and we will also deal with the daily running of the property such as arranging maintenance and dealing with tenant queries. We will do a property inspection within the first three months and then six-monthly after that with a photographic report sent through to you. We also have access to a legal helpline because we are members of ARLA so can speak to solicitors for issues that may arise.
The cost for this is 50%+VAT (60% inc VAT) of the first months’ rent, and 10%+VAT (12% inc VAT) of the monthly rental.
Fully managed plus
Includes everything that fully managed offers plus an independent inventory, rental guarantee insurance and your annual gas, PAT and smoke alarm certificate. The ultimate peace of mind option.
The cost for this is 35%+VAT (42%inc VAT) of the first months’ rent and 15%+VAT (18% inc VAT) of the monthly rental.
Check-in fee: £100 for us to move your tenants in on move-in day, show stop tap etc. Included in fully managed and fully managed plus
