Letting only

This is for the landlord that wants to self manage the day to day and a brief description of the service is:

  • An initial consultation where we give you a rental valuation and talk about your properties compliance and any changes you may need to make
  • Advertising on major property portals like Rightmove & access to our database of tenants and corporate clients
  • Great professional looking photos professionally edited and 360 virtual tour
  • Viewings 6 days per week with trained staff who know your property
  • Tenant interviewing and vetting (credit check, landlord reference & employment reference)
  • Drawing up of tenancy agreement with ARLA Propertymark approved tenancy agreement.
  • Arranging of safety certificates and inventory (if you would like us too and charged separately)
  • Collecting first months rent and deposit (we can place in deposit scheme if you would like us too, charge applies)
  • Handing key to tenant on move in day (key collection from office)

The cost for this is 62.5% +VAT (75%inc VAT) of the first month’s rent. This is the most popular choice for self-managing landlords. Minimum fee £625+VAT (£750 inc VAT)

Fully managed

This is for the hands of landlord that want the peace of mind during the tenancy and includes:

  • Everything that Letting only offers plus…
  • Dealing with all tenant enquiries throughout the tenancy
  • 24/7 maintenance reporting using local contractors to carry out works
  • Collecting rent and chasing any rental arrears
  • Issuing legal notices including Section 21, Section 8 and Section 13
  • Property inspections (6 monthly on non-HMO and 3 monthly on HMO properties)
  • Renewal negotiations
  • Annual rent reviews
  • Keeping the property compliant such as safety certificates, licensing & legislation
  • Placing deposit in the TDS scheme and dealing with deposit disputes at end of tenancy
  • Void management of utilities

The cost for this is 50%+VAT (60% inc VAT) of the first months’ rent, and 12.5%+VAT (15% inc VAT) of the monthly rental.

Fully managed plus

Includes everything that fully managed offers plus an independent inventory, rental guarantee insurance and your annual gas, PAT and smoke alarm certificate. The ultimate peace of mind option.

The cost for this is 35%+VAT (42%inc VAT) of the first months’ rent and 15%+VAT (18% inc VAT) of the monthly rental.
